94 acres a few miles east or Moberly

My in-laws are selling a property to the east of Moberly a few miles a half mile off EE. The property is mainly hardwoods with excellent deer, turkey, and a couple coveys of quail we have seen. The property has a 15 acre lake that was built in the late 90's on it and has a trail and cabin pad site leveled out at the lake. Price is negotiable within reason and right now we are asking $4,000/acre. The property was logged about 20 years ago and they only cut trees over 18" and could probably be logged again now if someone wanted to do so.

Correct there is no existing home on the property. I figure I'll get a lot of questions about price, and I'm going off a price I talked about with a realtor but if you are interested that is negotiable and I'll hear all offers within reason.

was that a Columbia Realtor or someone from around here? I wish you luck selling as it sure makes DWGH & I's property worth a bunch more.. a 15 acre pond certainly is a nice option... did you hunt Ducks off that pond?
It was a realtor from moberly, I fished the pond some but never hunted off of it. I appreciate the responses as we have gotten several different answers from people. I have an appraisal being done in a week. I know several people who have wanted to break it up but we would like to sell as one whole property.

looks like it would be tough to break up unless there is an additional easement, IMHO. But I guess you could have two homesites, one at the road and one at the lake.
BP, this area is in much higher demand than our farms, Moberly schools and 7 minutes from lots of employment/ Highway 63 etc. Its probably liquid at $2750-3k from what I have seen.
It will make a very nice place for someone. Just my .02

Really appreciate the input, the pond is honestly pretty amazing and hidden in the woods really nice. I am guessing I'm some over on price but I am in finance and just like negotiating I guess haha. We really didn't intend to sell this property but with 200 acres we hunt 15 minutes out of Columbia in the opposite direction towards Booneville this place deserves someone who will enjoy and use it and enjoy all it offers.
