Our property in KS is about to hit the market. 300 Acres. About 120 tillable. Doniphan County. We bought in 2007.

Comes with One acre lot about 300 yards north of property that has a mobile home, small pole barn, walk in cooler and rural water.

Cash rent of $9000 for 80 acres. Could probably be more. Another 40 acres in CRP that is coming out of the program in the next year or two. $4688.

Fruit trees planted, permanent tree stands, food plots (need work and will get it if we still own it this year).

Many walnuts at and getting close to harvestable size. Oaks and other trees have not been harvested in a long time.

If the Grain Belt clean line ever is approved, it will come through the very north 200 feet of the property. Payment of $1200 or $1500(type of tower) per tower installed on property. Guy said two or three towers on property.

We have shot many great bucks off this property. Pics are available. You have seen some of them.

They just approved a rock quarry across the road on the very SE portion of the property. No one thinks the guy that owns the property can pull it off.

$3500 per acre is asking. Probably won't go lower than that and if it does not sell, so be it.
