For lease is our 293 Acre Benton County farm. It is located on Hwy B about a mile south of Walter's Ranch. 12 miles south of Cole Camp or 11 miles east of Lincoln. Blacktop highway to the driveway. Property features nice stand of mixed size hardwoods, was selectively logged about seven years ago so it is like the property has had TSI done on it. There is one open field of approximately ten acres with two other one acre food plots. There are also a couple of other areas that could be developed into food plots. There is a live full time running spring fed creek that runs down one side of the property.
Very healthy population of deer and turkeys with some great genetics. Extensive trail system gives access to every part of the property and the main trail which connects all the food plots can be driven by a pickup truck. There has been very little hunting pressure on the property since we bought it four years ago. Hardly any pressure from neighbors either.
Included in the lease is a very nice framed 3 bedroom 2 bath house with a wrap around porch and full basement with garage door for storage of ATV's or side by side. The house has central heat and air, vinyl siding, and a fireplace with a blower. The house is furnished with stove, refrigerator, microwave, dishes, cookware, utensils, silverware, linens, four twin beds, tv, dvd player, and a sectional sofa. Just bring your gear and food and it's ready to enjoy.
The unique thing about this lease is that it isn't just a hunting lease. This could be a year round vacation get away because I bought two lots that join the property that are part of the Eagle Bay Subdivision. This gives you access to the remote northwest corner of the property through the Eagle Bay road system. It also includes use of the Eagle Bay amenities that include a boat ramp and fishing/swim dock on the Lake of the Ozarks just five minutes away. Also included is use of the very nice Eagle Bay inground swimming pool. Located just a mile up the road is the famous Walter's Ranch ATV/Motorcycle riding park. Three miles north on B hwy is Charlie's Country Buffet which is ranked in the top ten best places to eat in Missouri. Two miles south is Lake of the Ozarks night time hot spot Buck Naked resort.
We are offering this as a one year lease with option to renew for multiple years after the successful completion of the first year. The lease price is $12,000 for the year. You will also be responsible for the electric bill every month and filling the propane tank. We take care of paying the Eagle Bay dues every year. You will be required to have liability insurance for the lease and a rental insurance policy for the house. This would be great for a family getaway year round or get a group of friends together and use it like a vacation rental that has the added benefit of hunting. At this time we are not considering leasing it without the house or separating the hunting seasons. We would also be interested in selling this property.
