I am new to this forum. We are leasing our prime hunting land for 2018. We have had the same three hunters leasing it for deer and turkey for many years. They are trophy hunters, and tell us they do not even usually bother going after anything less. The land is approximately 100 acres of open pasture, with the remainder almost 200 acres of timber. One newer cattle pond, multiple natural springs. The 100 acres of open pasture borders a neighbor's large cropland (corn/beans alternation). The deer and turkey are very plentiful. Land is posted "no hunting, no trespassing". The land has cattle on it year round. Price: $4,200, max 4 hunters.

There is also an option to lease the cabin on the property. Cabin has heat stove, plenty of chopped/stacked wood, water pump, two beds, as well as plenty of room for sleeping bags, for an additional $1000.

There are about 50 heiffer/calf pair, about 100 head. Except for the intense summer heat, I have only seen them out in the open pasture, especially near the pond of course... They have full access to the whole property, no internal fences, but again, they rarely go in the woods - there is nothing really in there for them.

I see no reason a guy could not do that, as long as it is fairly small plot since our cattle leasers pay us for a set amount of existing open acreage. Start eating into that acreage, and they might get upset. Of course, there are so many other places that could be cleared into a bit of additional open area, I don't how they could complain then...

Sign up with Soil and Water Conservation District (SWCD) usually at USDA office. They have a program that pays $1.50/' to fence livestock out of timber. Don't have to do all, definitely leave some shade. You can do part of it. It's a great program for the hunting and good for the cattle as well. Just an idea. Tenants might help with labor and cost share will more than buy materials.
