Year round with a cabin, $3500 per hunter, doesn't seem like a bad deal to me. Hunters pay that for a week long hunt. I personally wouldn' pay that much for this particular property. $500 A guy seems more reasonable.

Cabin on property sleeps 8 with a dining area, small kitchen and living room areas as well as bathroom with a shower. Wood and electric heat, central air conditioning and running water.
Year long lease starting June 2018 to June 2019
Lessee will have full access to this property all year long
I am asking $3,500 per person, $28,000 for the year.

A lot of people have a lot of money to spend. Maybe this guy isn't all that interested in leasing it and just thought he'd throw it out there at a big number and see if someone bites.
Seriously? That guy is out of touch with actual lease prices. How many shooter bucks can 413 acres hold? Maybe 3-4 tops. I’m talking 150” or better. I wouldn’t pay $500 to shoot a 115” buck since I can do that on public ground.
It would be a stretch if 8 guys could hunt comfortably on such few acres. On that kind of acerage everyone knows there would be 4-5 good spots to sit max. The other half of the people paying the same money would be pretty much gar holed. If it were me and I was sitting in one of the good spots I'd feel guilty and if I was sitting in a gar hole I'd be upset.
Agree it's stupid money, I do pay and take the gar hole, cause the youg guns are family. Kinda makes it a challenge to pull one out of the spot no one else wanted. They don't understand yet that during the rut anything, anywhere is possible.
