yup CJ there are a ton of small bucks, its only gunna get better. i hate to say it but i hit one bigger then Bricks two years ago by the lake and
never found him.....

this really is a great place
i cant believe he is selling it with all the land work he has done
i have hunted some top notch places in my time
and this is one of the best for deer
its a nice quit area
i had my camper set up there for four months and it was not bothered once
if your looking for a place to hunt and fish or just get away and enjoy the piece and quite this is the place
hunting & fishing is a way of life
and LIFE IS GOOOOOOOD !!!

i'll give my MWT friends the first shot. i have to sell it to get the land down here, banks just wont loan the cash without a bunch down......
the farm has a CRP payment also of about 1200.00 a year.........that can help on a payment by a hundy a month....i have planted WSG's on the back of
the property, its gettin good and tall and adds great cover.
CJ and Yote.....no doubt i'll miss the place and regret sellin it.....but i'll still have friends up there to hunt with, and i know where yote hunts
so i can go there also, Pinwheel might let me sit a tree sometime........may have to trade a turkey hunt with someone.........i have a few gobblers

While you have land in CRP... It is classified as Farm land, and your taxes are much lower. As soon as CRP is ended... Bang! They classify your
property as recreational, and your taxes triple.....

true, since i didnt live there, everything i spent on the place i could take off on the taxes, its a good thing...... someone should do exactly like i
did and use it as a huntin and fishin place.........i'm sure if you went and asked around you could find more land in the area to hunt or
lease.....two hunters one on each side of the lake works good but thats enough.....could prolly put three bowhunters if ya had to.

Could be, but maybe each county is different. All I know, as soon as I let my CRP go, Macon county re-classified by property as recreational, and my
taxes tripled....
I only had 6 acres in CRP, and at the time, it was not worth the trouble to re-enroll it. Maybe, in hindsight it would have been....

Very nice farm, my guess this will not last long when Realtor gets a hold of it, our girls played in a softball tournament once in Philadelphia (sp)
went in to Hannibal to get something to eat, didnt seem far at all.
Good luck selling it someone is going to be very happy
when they buy this place, wish had that lake on our farm,

thanks RMR, the lake would cost at least 20K to build in todays times, thats one thing i will really miss. its about 45 minutes to Hannibal. not quite
that far to Quincy Ill.
